Non smoking villa, no pets allowed. While being in the garden, you might hear a car passing by, once a while in the distance. The villa is situated with other villas located nearby. From some parts in the garden the privacy is limited. This villa is child friendly for children of 4 years and older. Since the villa is built on different levels, there are numerous steps in the villa. The apartment entering from the kitchen could be suitable for the staff travelling with the guests; slightly more of a standard style.

Passing along a quiet country road, along the border between Umbria and Tuscany, you go up a hill towards the village of Lippiano. 

Halfway you find Villa da Eva, an elegant stone built farmhouse recently renovated with six bedrooms, spread over 350 square meters. A private unpaved stone gravel road framed by tall cypress trees awaits you and leads you to the gated entrance of a traditional 19th century Umbrian home resplendent with the elegance of stone, wood and terracotta. In a meticulously restored area, Villa da Eva can easily host eight to twelve guests. The subdivision of the rooms allows you to live independently in the two parts of the villa, each with its own kitchen and living room. It is the ideal space that allows, for example, two families to have private living rooms while sharing the rest of the villa, gathering at the big dining table in the main kitchen, or eating outdoors all together under the pergola.

The villa has also an independent apartment for staff use, with its own kitchenette and living space and a bedroom with bathroom.

Beyond the completely fenced garden, there are some other houses, which partially are hidden by trees and low walls, allow partial privacy. The swimming pool, separated by a gate and an iron barrier, will be appreciated by those with small children.

The surroundings are particularly suitable for walking, hiking or mountain biking.

In the village of Lippiano there is a bar, while the nearest supermarket is located in Monterchi, on a 5 minutes’ drive from the villa.
