Description
Le Tre Cipresse is a warm stone farmhouse with many traditional features of a rural home. It has been furnished with every modern convenience too – the cotto tiles and beamed ceilings sit comfortably with the modern, well equipped kitchen and the living room with its wide screen TV. This is a house designed for comfort, style and charm.
The views from the property are uninterrupted over to Montecastello di Vibio and the property is surrounded by olive groves, vineyards and fields. The pool area is surrounded by lawns and the raised terrace makes it a perfect spot to keep an eye on the children while they enjoy the garden. Having a hot tub on the terrace makes this house ideal for year round visits too. Early and late summer are particularly pleasant times to visit, and if the weather turns there is a huge selection of DVDs, books and puzzles inside to keep everyone entertained. For people not wanting to lose touch with the outside world there is WiFi access and Sky TV.
The ground floor of the property is open plan leading from the kitchen, through the dining room to the living room. The front of the house looks out over views to Montecastello di Vibio and the back looks out over the garden. There is a guest room on the lower ground floor with its own bathroom and double doors out on to the drive way. Upstairs are three further bedrooms and two bathrooms. There is also a very pleasant study/library with a wide selection of books and games.
The gardens and pool are particularly well maintained and provide a very pleasant backdrop for meals and relaxation. The sunny terrace overlooking the pool catches the sun all day long. There is also a small orto which clients can help themselves to whatever is growing!

Master double bedroom with bathroom. 2 further double bedrooms, bathroom, study/library. Both bathrooms have bath and shower. The master bedroom has exposed stone walls.

Fully equipped kitchen with dishwasher, microwave, oven, hob, American refrigerator, espresso machine, TV. The living room has a wide screen TV with Sky, DVD player, stereo and a wide selection of DVDs. Washing machine, dryer. Air conditioning in the upstairs bedrooms and study (payable locally). WiFi internet access. Gas barbeque.
PRIVATE SWIMMING POOL & HOT TUB:
Unheated 6 x 12 m pool. Open end May to end September weather permitting. The depth of the pool varies from 1 metre to 2.5 metres. Sunken hot tub open all year round. Pool towels included.
Notes for the hot tub:
The hot tub is a spa treatment and special care must be taken of this piece of equipment. Children under 12 must be accompanied in the hot tub by an adult. You must shower all creams and lotions off before entering the hot tub otherwise the filters will clog and break. Children should not be allowed to play in the hot tub. Remember to drink plenty of non-alcoholic liquids and to take regular breaks from the hot tub. It is easy to get dehydrated in the warm temperatures. If the filters become clogged during your stay, it is vital to tell the housekeeper immediately. Any charges for repairs will be taken out of the damage deposit.
NOTES:
Final cleaning is included in the price.
The air conditioning is metered and charged locally.
A breakage deposit of 300 euros must be paid locally in cash. This will be returned to you, less any damages on your departure.
There is an additional charge for the use of air conditioning and heating (charged on consumption).
There are several terraced areas around the property which are not fenced – care should be taken with young children.
