Perched on a hillside Ai Rosmarini is a charmingly restored private villa in Todi, commanding stunning distant views towards the beautiful hilltop town.  As the name suggests, the villa is surrounded by fragrant smelling rosemary bushes.  

The house has original terracotta floors, open fireplace and beamed ceilings. The house has recently been extended on the ground floor where a further bedroom has been added.  A shaded pergola, overlooking the lawned areas of the garden and large swimming pool, provides a pleasant setting for eating outdoors.  The terrace is equipped with its’ own outdoor oven, hob and barbeque area making alfresco dining a real pleasure! The private gardens are ideal for families and couples alike, with plenty of space and a large pool which is visible from the shaded terrace.

The ground floor is open plan with French windows along one side of the house looking out over to Todi, and has been cleverly separated into various seating areas.  The addition of a games room on the lower ground floor creates another space to enjoy.  The house is comfortably furnished reflecting the taste of the owner and thoroughly in keeping with the farmhouse aspect of the property.

Ai Rosmarini is reached via a leafy dirt road climbing upwards (not suitable for people carriers) and the house is set against a magnificent backdrop of oak forest, its seclusion providing relaxed and peaceful surroundings.
